The Velipoja coast is increasingly becoming an attractive point for real estate investments. According to real estate agencies, the demand for apartments in the beach area has increased significantly in recent years, while the supply remains limited to meet this influx of demand. This imbalance is affecting the progressive increase in prices.

“The supply comes from existing buildings. There is much greater demand for purchases than supply for sales and this demand increases prices. Prices range from 1700 to 2200 euros per square meter.”, said Armando Lohja, real estate agent.

The largest demand for real estate in Velipojë comes from Albanian emigrants who want to invest in their homeland, but there is also a growing interest from buyers from Kosovo. This is due to the improvement of road infrastructure, especially the construction of the Shëngjin-Velipojë segment.

“Demands in Velipoja come from abroad, mainly emigration. There is an increasing trend regarding Kosovo as well. Demand for land purchases or investments has increased significantly.””, Lohja emphasized.

After the legalization of hundreds of apartments over the years, the issuance of permits for new constructions in this coastal area has been suspended for nearly two years. Meanwhile, Velipoja is also part of the frequent actions of the National Inspectorate of Territorial Protection to demolish unauthorized constructions. /rtsh.al/
