Insight: Historic and contemporary are never the same, but should be complimentary
Solution: Where past structures merge into future visions
The Bridge Tower in Warsaw, Poland, designed by UNS for Ghelamaco and in collaboration with local partner Projekt Polsko-Belgijska Pracownia Architektury, has been completed. The new office tower connects to the historic Bellona building, a former printing house and locally protected monument, while also strategically integrating with the public spaces around it.
Standing at 174-metres-tall, the Bridge Tower offers 47,000 square metres of office space and provides approximately 280 parking spaces, bicycle facilities and chargers for electric cars, alongside a special parking lot for electric bicycles and electric scooters. The tower’s 40th floor includes a private terrace, designed exclusively for the tenants to enjoy.
The design for the tower required a thoughtful approach that visually complemented the historic Bellona building through a shared lobby that serves as the main entrance for both buildings. In this connecting element, two architectural worlds come together, both visually and functionally. In addition to The Bridge tower, UNS designed the renovated interior of the Bellona building.
With its spatial organisation, UNS’ design re-invents the city’s connection to its heritage, making it a one-of-a-kind composition in the Polish market. This transformative project is also the first commercial property in Central and Eastern Europe to have received SmartScore and WiredScore certificates for sustainability. The Bridge Tower is also set to be BREEAM-, Well-, Green Building Standard- and Building Without Barriers certified.

Heritage shaping the skyline ahead
UNS’ entire design concept is defined by its ability to connect the Bellona building with a new tower through a proposal that respects the grid and geometry of the old building.
The double height glass connection space acts as a “bridge,” linking the two buildings. The lightweight, transparent structure ensures the preservation of the original lobby, including the protected colonnade, staircase, and 3 out of 4 facades. These elements were restored under strict conservation guidelines.
A new staircase, a panoramic elevator, and an internal atrium breathe new life into the monument, blending its heritage with modern functionality.
The connective lobby’s design balances industrial elements, such as graphite-toned concrete columns, with warmth and greenery, incorporating wooden panels, plant installations, and green walls. A mezzanine and wide, multifunctional stairs further enhance the space, offering areas for informal gatherings and moments of pause, making the lobby a vibrant and inviting focal point of the development.
Technology and sustainability come together
The Bridge Tower integrates technological innovation and sustainability in addition to the heritage structure. While the redevelopment of the lobby between The Bridge Tower and the Bellona faced several technical and material challenges, including poor-quality materials from a 1950s renovation, these were addressed through innovative solutions.
Designed to achieve energy neutrality, the tower will be powered entirely by clean energy sources, including nearby photovoltaic farms. Its advanced Building Energy Management System will monitor and optimise energy use, while innovative features like vacuum sewer technology will reduce water consumption in toilets by up to 75 percent, setting a new standard for resource efficiency.
In line with Ghelamco’s ESG strategy, the Bridge Tower will incorporate its proprietary Signal OS, a smart operating system that enables sustainable management of water, energy, and air quality. Additionally, the building will feature health functions, including virucidal UV lamps in lifts and air handling units, ensuring a safe environment.
Through its commitment to sustainability and technological advancement the project not only preserves the historical significance of the Bellona building, but also sets a benchmark for future-forward urban development.
