CHARLESTON, S.C. (WCSC) — Medical University of South Carolina Health is set to expand its education, research and clinical care with the 556,600 square feet of space at the Citadel Mall, which they recently acquired.

Some of the current empty benches and storefronts will soon become an expansion of their current facility at the Citadel Mall. The $83.5 million purchase will give MUSC Health 53.03 acres to expand its research facilities, enhance educational programs and improve clinical care delivery.

“This acquisition reflects MUSC Health’s unwavering commitment to reshape the future of health care in South Carolina,” Patrick Cawley, Chief Executive Officer of MUSC Health and executive vice president for health affairs, says.

The newly acquired space covers the MUSC Health West Ashley Pavilion, the vacant Sears building, the inline mall space and more than 2,000 parking spaces. MUSC officials say Belk, Dillard’s and Target will retain their own buildings and parking rights while the currently occupied inline mall space will continue to be used for retail.

MUSC officials say feedback from neighboring businesses has so far been positive.

“Many see this as a revitalization opportunity for the mall and surrounding area, bringing increased foot traffic and new energy to West Ashley,” Faith Arenth, media relations manager with MUSC, says. “We’re committed to working collaboratively with existing tenants to ensure a smooth transition and shared success.”

They also say the additional parking will help address the ongoing parking challenges on the downtown Charleston campus while also acquiring the space to support their new cancer hospital and medical office building.

“We are laying the foundation for groundbreaking research, world-class education and exceptional patient care, while ensuring we have the capacity necessary to serve our community for generations to come,” Cawley says.

MUSC officials say they will begin setting up fencing and transportation schedules for employee parking in early 2026. The expansion is currently in the planning phase, and their current goal is to begin feasibility studies. They say this will be a multi-phase, multi-year project with all the decisions subject to approval by the MUSC Board of Trustees.
