Cubix Asset Management (aka Cubix Storage), which operates more than 50 self-storage properties in the West, is rolling out a unified platform integrating industry technology from Prorize, StorageDefender, Storagely and swivl. It’ll first be used at select sites, with phased expansion planned throughout the year, according to a press release. 

At the core of the platform is the Cubix Demand Engine, an artificial-intelligence-powered system that drives revenue optimization for company acquisitions, orchestrating search visibility, targeted advertising, AI-driven chat and voice engagement, e-rental conversion, and machine-learning-based pricing. By continuously aligning demand, conversion and pricing, it aims to drive qualified leads, increase occupancy, lower cost per move-in, and deliver real-time performance insights, the release stated.

“When technology and disciplined operations work together, performance follows. Our 2024-2025 results show that smart automation and data-driven pricing can drive [net operating income] gains even when the broader market is flat,” said Sean Venezia, partner at Cubix.

Cubix has been involved in the design, development and operation of more than 300 self-storage facilities. It currently manages 3.3 million square feet across more than 25,500 units.

Prorize offers dynamic-pricing solutions to help self-storage operators set prices and optimize revenue streams. Its services are also used across other industries including airlines, apartments, gaming resorts, online retailing and senior living.

StorageDefender offers a subscription-based, unit-monitoring service for self-storage operations that’s built on an Internet of Things platform. It provides reporting and notification capabilities relating to motion, temperature and humidity. 

Storagely provides software to facilitate online self-storage rentals. It also offers website design and management as well as marketing services referred to as Storagely+.

swivl is owned by Education Bot Inc., which specializes in AI and chatbot technology designed to improve user engagement. The company has assisted in 250,000 reservations across 3,500 self-storage facilities, according to the release.
