On the Dalmatian Coast near Croatia’s ancient city of Trogir, a very modern new build is rising right at the water’s edge.
The three-level villa in the fishing village of Sevid is under development and is scheduled to be completed later this year. It is located in one of the popular vacation towns along the rocky coast of the Adriatic Sea, about 45 minutes from Split, the second largest city in Croatia.
“It is one of the attractive holiday villages near the heritage city of Trogir,” said developer and listing agent Dino Vulic with Forbes Global Properties. “It’s a small, traditional fishing village.”

The five-bedroom modern home, on the market for €3.2 million (US$3.67 million), features a neutral palette, rectangular stacks and floor-to-ceiling windows with open ocean views. The kitchen opens to an outdoor dining area with a barbecue, and the living room extends to a raised back terrace with a sun deck and heated infinity pool facing the sea.
There is also a shaded pergola, an attached one-car garage, a landscaped Mediterranean garden and access to the sea via stairs down a short rocky incline. “It’s a traditional Croatian coastline,” Vulic said. “It is immediately at a deep level of the sea; there’s no shallow entrance.”
That allows for a dock that will be able to fit a 60-foot boat, which has yet to be constructed.
The layout includes one bedroom on the ground level, for easier access, and four bedrooms on the first floor. While it is being sold as a private villa, its size makes it attractive as a vacation rental as well since there are few four- or five-bedrooms available and they are in high demand, Vulic said. It will also be fully furnished and equipped with top-of-the-line finishes, furniture and appliances, he said.

The project has been on the market since the early stages of development in 2025 and is scheduled to be completed in the second half of the year, though the timeline is flexible depending on the needs of the buyer. “If there’s a buyer, it can be sped up and things can also be adapted to the future owner,” Vulic said.
Sevid is just 30 minutes from the international Split Airport and 20 minutes from Trogir, a historic island city known for its preserved mix of Renaissance, Baroque and Romanesque buildings.
