House prices across the European Union increased in the final quarter of 2025, according to data from Eurostat reported by Euronews Business. The overall rise for the bloc was measured at 5.5% compared to the same period in 2024, with several national markets experiencing significantly stronger growth.

Improving Financing Conditions

Analysts cited a stabilization of interest rates as a primary factor behind the price developments observed in late 2025. This shift in financing conditions reportedly brought buyers who had delayed purchases back into the market. The recovery in demand followed a period of rising interest rates in the preceding years.

Hungary Leads Growth

Hungary recorded the highest annual price increase in the fourth quarter of 2025, with house prices rising by 21.2%. Market observers noted that government programs to subsidize home ownership have supported demand in the country, alongside active investment activity.

Strong Gains in Southern Europe

Within the euro area, Portugal, Croatia, and Spain also posted substantial annual price increases. Portugal saw an 18.9% rise, Croatia 16.1%, and Spain 12.9%. Experts attributed the strength in these markets to sustained international demand from lifestyle migrants, second-home purchasers, and foreign investors, particularly in urban and coastal regions. In Portugal, limited housing supply in major cities and specific government support measures for first-time buyers were also identified as contributing factors.
