For most of its recent history, Lisbon’s luxury residential market operated within a clearly defined geography. Chiado, Príncipe Real, the Estoril-Cascais corridor. These were the addresses that commanded premium pricing and defined what high-end living in the greater Lisbon area meant. But as buyers seek more space, authenticity and settings that cannot be manufactured, the traditional borders of luxury are being redrawn

Almada sits across from Lisbon, just eight minutes by ferry from Cais do Sodré. Riverscape Prime Residences sits above Cais do Ginjal, where the cliff drops directly to the Tejo and the horizon is framed by the Ponte 25 de Abril and the Cristo Rei. Below, the Jardim do Rio stretches along the waterfront, a favourite gathering spot for locals and expats who cross the river specifically for the evening. Next door, Ponto Final draws a crowd that booked their table a month in advance to eat grilled fish while watching the sun set behind the bridge.

The development itself is 24 residences, carefully built to preserve the character of the Ginjal while integrating the finishes and amenities the contemporary prime market expects. The facade retains its historic form. A swimming pool, gym and wellness space sit within the development, alongside high-specification interiors throughout. The view that draws people across the river every evening is the same one residents wake up to.

Maven Investment Management managed the acquisition and land development of Riverscape from the outset. Maven’s CEO Yehonatan Gourvitch recalls a moment from those early stages he still talks about. “Before the team had even reached the site, the investor stopped, looked across the Tejo toward Lisbon, and said we will take it. He had not set foot on the land yet. He was just looking at the view.”

Riverscape Prime Residences is available through JLL.
