The coffee business 7 Brew is planning on developing another location in the Dayton region, this time across from Austin Landing in Miami Twp.
The 7 Brew location is part of the new Austin Crossing development across from Austin Landing, which is off Ohio 741 and Austin Boulevard. This 7 Brew location is planned for a newly created parcel that is east of Ohio 741 and about 450 feet south of Landing Way near Austin Commons, according to the planning documents submitted to the township. The land is currently owned by the Montgomery County Transportation Improvement District, according to real estate records.
Austin Crossing will provide an improved connection between the surrounding apartment communities and a signalized access point on Ohio 741. The plan for the development includes adding a fourth “face” to an existing signal array at Ohio 741 and Landing Way, which today has only three “faces.” A new road would stretch east of Ohio 741 to direct traffic to the new signals.
The 7 Brew franchise is a drive-thru-only coffee shop, and it has been rapidly growing in the Dayton region. A growing list of 7 Brew locations have opened, or are planned, in the Miami Valley, including in Springfield, Huber Heights, Springboro, West Chester Twp., Riverside, and other communities.
The Austin Crossing 7 Brew location will include 510 square feet for the coffee stand and 280 square feet for an accessory structure, according to planning documents. Construction of the building is expected to start in October, finishing in June 2017. The accessory structure will include a cooler and storage structure, canopies, a dumpster enclosure, utilities, site improvements, and landscaping, according to the planning documents.
“The site is designed to queue 21 vehicles on site,” the planning documents state. “This is no speaker box and menu for ordering, orders are taken directly at customers’ vehicles via employees with iPads and delivered directly to the customer under the canopy.”
Pedestrian connections are also being proposed to allow for customers to walk up to place orders. Parking is proposed but only for employees as the primary use of the 7 Brew location will be for drive-thru customers.
7 Brew recently opened a location in Huber Heights, which created about 50 jobs, according to the business.
In June, the Fairborn City Council approved preliminary zoning plans for a new 7 Brew Coffee off Dayton-Yellow Springs Road. It will be on what is currently a small cul-de-sac called Skyhawk Court, next to the ramp onto Interstate 675 and across from Community Park and the old Fairborn High School.
Founded in Rogers, Arkansas, in 2017, the brand typically features double-lane drive-thrus and no indoor seating. The franchise is currently in 38 states with more 675 locations. 7 Brew offers over 20,000 drink combinations, from the “Blondie,” a caramel and vanilla breve, to infused 7 Energy drinks, smoothies, shakes, 7 Fizz Sodas and teas.
