865 Neyland, the new entertainment district and 24-story hotel next to Neyland Stadium, will be coming to Tennessee’s campus in the next few years.

    The project includes 100,000 square feet of entertainment space, 186 hotel rooms, 51 luxury residences, and 30 condo/hotel units. According to the official website, the project cost is $288 million and is 100% privately funded. Construction begins in 2026, the parking garage completion is set for 2027, and the entertainment district opening is set for 2028. The hotel and residential tower opening is set for 2029.

    “865 Neyland is the future gathering place of the University of Tennessee, a transformative entertainment district and 24-story hotel and residential tower taking shape along the Tennessee River adjacent to Neyland Stadium,” the website states. “Blending the traditions of Tennessee Athletics with premier dining, hospitality, live entertainment, and residential experiences, the district is designed to bring people together 365 days a year.”

    “Throughout the district, guests will experience more than 3,000 square feet of LED displays and world-class media and entertainment technology designed to create an immersive environment,” 865 Neyland’s press release states. The development will feature two outdoor plazas designed to serve as central gathering spaces. One plaza will include a performance stage – anchored by a 50-foot LED display – capable of hosting nationally-recognized artists, watch parties and special events. The plazas will also feature unique food and beverage offerings, expansive green space and flexible programming areas designed to activate the district year-round.”
