Illinois too just because of Chicago. If you have an elevator or are more than a 2/3-unit du/triplex, you’ll have some sort of an HOA. A 1,000 unit highrise is different than a 6 unit double duplex though.
When most on reddit think of an HOA, they think of the burbs that have a fountain and bitchy Karen’s running it.
I have experience with all three of the above and it’s really not that bad.

Colorado has so many HOAs but it’s not what you think. There’s a lot of mountain communities that charge like $4 a month and it covers minimum things but they aren’t trying to tell you how your house or yard should look.

It’s hard to buy a newly built house that is not in an HOA unless you build yourself. Many cities/towns will not pick up the bill for road and sewer extensions, meaning the developer needs to cover it and pass it on to an HOA to maintain. You would never get homeowners to individually pay for street and sewer upkeep, so the HOA is a tool to force them to collectively.

I live in an HOA and I’ve never had a problem. Maybe I’m just lucky, and I’ve heard some horror stories which I believe to be mostly true, but I assume that most people who bag on HOAs are precisely the type of people HOAs are designed to keep out.

Vermont doesn’t look correct, I did some looking around on your source website and they say that around 109,000 Vermonters live in HoAs (2024), out of a population of 648,493 (2024), which is about 16.8% not over 40%, unless I’m misunderstanding something?

I find that Vermont statistic very suspicious. I didn’t see many neighborhood HOAs when I was there. I guess there were HOAs in the condos around Burlington.

“You can’t have your lawn that way!”
“You must clean your garage!”
“You must change the color of your house!”
I understand issues that affect rodent infestations.
I DO NOT understand people who want to force others to comply with their aesthetic.

My HOA doesn’t have any legal authority to do anything… They just ask for donations to take care of the oak trees in the common areas.
I would have assumed the Northeast would be lowest, but then I realized that this includes condos, which all have HOAs. And you have way more density there. HOAs are relatively rare for single family homes in the suburbs of New York and Boston.

Hard to believe where it how 30%+of people in Arkansas are living in an HOA… my county didn’t even have basic code enforcement for health and safety. Definitely ain’t no body telling you how to keep your lawn or house down there.

Our first home in CA was in an HOA and Jesus, we knew it was going to be interesting going in – but figured we could handle it. Nope. We could not. It was one of the most corrupt situations I’ve ever seen and we lasted only 3 1/2 years and ran outta there. I can’t emphasize enough, don’t do it if you can avoid it.
