



Hello, next week we have the handover to a newly built house that we purchased, they just finished almost all construction works (missing a couple of things in the bathrooms that are getting installed in the next few days), and we are preparing ourselves on what to check during the handover.
We had the chance after the cleaning they did in the past days to stop by and check a little bit everything, and while everything seems good, we noticed some damaged parts/scratches in the kitchen.
I would like to know, before the handover, what is gonna be likely the outcome for these damages things, what can we expect, so that we are prepared, I attached some pictures, and here some details:
-1 kitchen cabinet door (the trash can one), has a small scratched/chipped part, half a centimetre, but the kitchen color being grey, it is really visible and 1 kitchen cabinet door is slightly damaged on the top side
-front part of the island, in the bottom corner has a small scratch (same material as the kitchen cabinets)
-the induction stove has a really small scratched part, hardly visible but it’s like 5-6small scratches all together (no picture)
-the secondary entrance door (last picture), on the outside, has a deep scratch
Honestly the thing that bothers us the most, are the small chipped parts in the kitchen, especially the one in the middle of the trash can cabinet, it really stands out.
What could we expect them to do here?
Is changing the entire cabinet door to be expected? To fix just somehow the spot? To reduce purchase price?
For the induction stove, I don’t think it would reasonable to ask for it to be replaced, while it would be nice for it to be perfect, I’m not sure if a small scratched part that is barely visible would be enough to ask for a replacement?
For the door, same thing, while it is viable and in the middle bottom part, I guess we would be fine with them covering it somehow, of all the things this seems the easiest one to fix, but maybe it is not.
Anyone has experience with a new build handover and how these type of damages were settled?

Write down EVERYTHING. And take pictures.
Advise, only ask for paint touch ups after you move in so they also fix what you did while moving in.
In my case I had a lot to fix, still not everything done after 6 months, but they have never tried to not fix anything
I wouldn’t even bother with such small things. It‘s not like a window is shattered or there is water damage to the floor.
Ask to have those panels replaced and have it witten down and pictures in the protocol.
I wouldn‘t accept that. I would ask for a replacement.
Something to check that often gets forgotten: check if all the breakers and all the heating valves (including those on the secondary valve panel upstairs, if you have one) are labelled. Took us ages to figure out which valve controls which part of the floor heating. Also, make sure that the labels are helpful. Room 1, Room 2, etc. might not be as clear as you thought.

Would a landlord accept that a tenant returns a flat in this condition directly after renovation? Of course not. Let them fix it. You paid good money for the construction, and you expect it to be in a condition worth paying it.
Ask an expert to handle the handover for you. There are probably many more construction defects that you, as a non-expert, would not even recognize.
If these really are the only issues, then thank God you had such good craftsmen – that is no longer something you can take for granted in Switzerland nowadays.
Take the money in your hand and bring a professional on board.
