The first phase of a massive industrial park project in Deer Valley sold fast, and now the developer is selling off remaining land to future users looking for space near TSMC.
Mack Innovation Park, which is located off Interstate 17 and the Loop 101, currently includes over a million square-feet of industrial space. Mack Real Estate Group owns another roughly 80 acres of industrial land around the initial project.
Most recently, Mack on March 24 sold about 28 acres of vacant land within the master-planned industrial park for $41,055,000 to semiconductor supplier United Integrated Services Corp. That company is planning to build a 480,000 square-foot industrial building to operate out of, according to Bob Lundstedt, vice chairman of DAUM Commercial, who represented the buyer in the deal.
Prior to that, HVAC company Mornstair acquired about 51.9 acres of vacant industrial land within Mack Innovation Park for $59,924,000 on Feb. 10, while Sunlit Chemicals bought 10 acres of land within the park for $8,712,000 on Dec. 19.
“The suppliers are just dropping out of the sky right now, and it’s really ramped up since the beginning of the year,” Lundstedt said.
