


TL;DR: I have been monitoring my property searches with Seivit for some time. Mainly Tallinn apartments: Kadriorg, Kalamaja, Kesklinn, 2-3 rooms, about 170-320k. The numbers are not official market analysis, but based on my own searches.
Some numbers from my own searches:
- 8 tracked search
- 63 recorded ad
- 1941 found ad
- 503 total price change
- the biggest price increase: +50 000 €
- biggest price drop: -150 000 €
- oldest active ad: 144 days
- the most price changes in one real estate ad: 7
- Average price drop:-3660€to the median -€499
- Drops over €10,000: 48
- Repeated ads with the same object (with the same cadastral number): 89
- Direction of price changes: 442 decline / 74 rise
There are bound to be duplicates in the searches, overlapping portals, and my own filters affect everything. But it has been quite useful for me to see how the ads change over time.
For those who haven’t seen it before Seivit.app is a free browser extension that can be used to track real estate and car ads in Estonia automatically. You can save ads, monitor search results, see new ads and price changes.
In the meantime, I also added the sharing of ads (with history sample), account creation and backup option.
I am quietly developing and would like to receive feedback again. In the future, it would be interesting to offer more general statistics based on the data that users allow themselves to share. For example, new users would also see past listing price history, if available.
Which feature would be most useful when looking for real estate?
For example, notifications, duplicate detection, map view, better ad comparison or something else?

Pole enam endal tarvis aga oleks tahtnud, et kuulutusi saaks peita. Kasutasin tihtipeale kaardi otsingut kindlate piirkondade jälgimiseks ning päris palju oli selliseid kuulutusi, mis kindlalt ei huvita aga alati olid nähtaval.
Vb loll kysimus aga kas selliste andmebaaside loomine kuidagi autoriõiguste/seaduste vastu ei lähe ?
vibe-codesin ka midagi sarnast valmis, aga siis sain aru et tegelt teavitused KV.ee’s teevad 90% sama asja ära 😃
Väga huvitav, olen ise sarnase asjaga tegelenud, oma tarbeks. Vahe muidugi, et ma kaevasin kõiki Tallinna kuulutusi. Just hinnaajalooks ning mustrite tuvastamiseks.
Asi, mis kõige tugevamalt on silma jäänud, siis osad uusarendused hinnatakse üles, enne kuulutuse mitteaktiivseks muutumist.
