    So you want to buy a ski resort. Have you considered Belarus? Lahoysk, a central Belarus ski resort, is for sale and is heading to auction with a starting price of $6.7 million USD. Located roughly one hour north of the Belarusian capital, Minsk, the ski resort of Lahoysk is one of the two largest in the country.

    What the Belarus Ski Resort for Sale Actually Includes

    Lahoysk offers five trails, with roughly 2.2 miles (3.6 kilometers) of skiable terrain. The resort has two lifts: one four-seater and one j-bar, according to Ski Resort Info. It also has guest houses, gazebos, a restaurant, saunas, sports facilities, and a 1,000-car parking lot. The resort is being sold as a property complex, meaning all on-site facilities will be included in the sale.

    How Lahoysk Ended Up on the Auction Block

    The resort was originally operated by the Belarusian construction conglomerate Triple, founded by businessman Yury Chyzh. Following Chyzh’s 2020 arrest on fraud and money laundering charges, the Minsk Economic Court declared Triple bankrupt in July 2021 after creditors, led by state bank Belagroprombank, filed claims against the company. Lahoysk was among the assets ordered for sale to cover those debts. It was put up for sale in 2023 for $7.4 million, but no buyer was found. It continued to operate until March 21, 2026, before closing permanently while awaiting its new owner. Lahoysk operated for 22 years, according to the Belarusian news outlet Office Life.

    The resort was initially scheduled to be auctioned off on May 15, 2026, with a starting price of roughly $8.2 million (23.195 million Belarusian rubles) to pay off Triple’s debt. The auction was then rescheduled for June 17, 2026, with the price reduced to approximately $6.7 million (18.556 million Belarusian rubles).

    Sanctions and Legal Risks for Buyers of the Belarus Ski Resort

    Prospective buyers should be aware that Belarus is subject to significant international sanctions. The United States, European Union, and United Kingdom have all imposed financial and trade restrictions on Belarus following the disputed 2020 presidential election and the country’s role in supporting Russia’s invasion of Ukraine. American and European citizens looking to purchase property or conduct business in Belarus are advised to seek legal guidance before proceeding, as sanctions rules are complex and penalties for violations can be severe.

    While Belarus is not typically associated with skiing, the sport seems to be growing in the country. According to Belarus.by, the country’s official website, “alpine skiing is getting increasingly popular in Belarus.” The country has no mountains, so it relies on its rolling hills and steep ravines for skiing and snowboarding. Belarus winters are typically cold and snowy, bringing solid ski conditions. Belarus has six ski resorts, four of which are in the Minsk area.

    Currently, passport holders from 38 European countries can enter Belarus visa-free for 30 days. Popular skiing countries such as Austria, Switzerland, and Italy are on Belarus’s visa-free list. Canadian and American citizens must obtain a visa before traveling to Belarus.
