And everyone is aware this will lead to rents increasing faster, right?

Landlords should have control of their property,so long as adequate notice is given

Would it still be possible for me to rent my house out for one year while I am on a work placement overseas and be sure I can get it back when I return?
Or does this change mean I’d be better off leaving by house empty for the year?

Look, I don’t know much about this (and still commenting and sharing an opinion? Surprise surprise!) but as much as I think renters should have protection, this seems like bad news to me. I also think ultimately landlords should have the right to do what they want with their property within the terms of the contract.
Wouldn’t fixed-term contracts be better? With clear penalties for renters that want to break them early and clear, larger penalties for landlords that want to break them early in recognition that being suddenly told to move out of your place is a bigger deal for most people than being told somebody is suddenly moving out of your place is (or at least should be, unless you really are entirely dependent on that rent cheque to cover the mortgage).

Good stuff from the government.
Japan has a thriving and competitive rental market that blows Britain out of the water in terms of quality, price and location of the properties. Yet Japan heavily favors the Tenant.
Britains pathetic excuse of a rental market needs a shakeup. Hopefully next we can get onto a path of purpose built rental homes. As well as phasing out those quasi fake flats which are just a terraced house converted.
Cutting down on airbnbs and “student” housing (the ones that are also a terraced house somehow converted into a 5 student house) could help with housing particularly in central areas.

as a landlord I welcome this , we need to work with compassion and integrity with our tenants

Will probably lead to fewer rental properties on the market and more people staying with their parents until middle age.

A friend of mine was served a section 21 yesterday. Blames the labour gov for banning no fault evictions and “forcing the landlord’s hand”.
Hopefully some of these landlords will leave the market entirely.
